Driveway Sealcoating
Protect Your Asphalt Driveway From Sun, Snow, and Freeze-Thaw Damage
Your driveway is one of the first things people notice about your home. Our driveway sealcoating in Colorado Springs helps protect asphalt from intense sun, snow, ice, salt, and freeze-thaw cycles while giving your driveway a clean, refreshed appearance.
Over time, asphalt can dry out, fade, crack, and become more vulnerable to water damage. Thankfully, professional driveway sealcoating helps protect the surface, restore its rich black color, and extend the life of your asphalt.
White Stripes Parking Maintenance provides residential driveway sealcoating in Colorado Springs, Monument, Castle Rock, Pueblo, and surrounding areas. We help homeowners protect their asphalt, improve curb appeal, and avoid more expensive repairs down the road.
Is It Time to Sealcoat Your Driveway?
Most asphalt driveways should be sealcoated every 3 to 4 years, depending on age, condition, sun exposure, drainage, and daily use.
If your driveway looks gray, dry, or worn, it may be time to reseal it. Sealcoating works best as preventive maintenance before cracks, potholes, and surface damage become severe.
Signs You May Need Driveway Sealcoating
Your driveway may be ready for sealcoating if you notice:
- Faded or gray asphalt
- Small cracks beginning to form
- Water soaking into the surface instead of beading up
- Dry, brittle, or worn-looking pavement
- Stains from oil, salt, or vehicle fluids
- A driveway that looks dull or neglected
When your driveway already has cracks, potholes, or other signs of asphalt deterioration, we recommend asphalt driveway repair before sealcoating.

What Driveway Sealcoating Does
Driveway sealcoating adds a protective layer over your asphalt. This helps slow damage from UV rays, moisture, oil, salt, and everyday wear.
In addition to protecting your asphalt, sealcoating gives your driveway a fresh, clean appearance. For many homeowners, sealcoating is one of the most affordable ways to improve curb appeal without replacing the driveway.
Sealcoating Helps Protect Against:
- Colorado sun and oxidation
- Water penetration
- Freeze-thaw damage
- Ice-melt salt
- Oil and fluid stains
- Premature cracking
- Surface wear
Unfortunately, sealcoating will not rebuild failed asphalt. However, it can help protect a driveway that is still in maintainable condition.
Our Driveway Sealcoating Process
1. Free Driveway Assessment
First, we visit your home to assess the driveway. You do not need to be home for this visit.
After we review the condition of the asphalt, we send your estimate by email so you can review the scope, ask questions, and approve the work when you are ready.
2. Surface Cleaning and Prep
Next, we clear loose dirt, dust, and debris from the driveway before applying the sealer. Proper prep helps the sealer bond to the asphalt and creates a cleaner finished appearance.
3. Crack and Minor Repair Recommendations
If your driveway has cracks, potholes, or damaged areas, we will let you know what should be repaired before sealcoating.
Sealcoating is designed to protect asphalt. Before sealcoating, larger cracks, potholes, and damaged areas should be repaired so the sealer can do its job properly.
4. Professional Driveway Sealer Application
After preparing the surface and making any necessary repairs, we apply the sealer using controlled, residential-appropriate methods. This allows us to work carefully around garage aprons, sidewalks, landscaping, concrete edges, and other surrounding surfaces.
We use SealMaster PMM, a professional asphalt-based sealer selected for adhesion, flexibility, durability, and a deep black finish. Because of our desire to use environmentally responsible materials, we have chosen not to use coal tar sealer.
5. Dry Time and Cone Placement
Once the sealer is applied, we place cones or barriers to help protect the surface while it dries.
When you schedule your sealcoating project, choose a time when you can stay off your driveway for 24 to 48 hours. Dry time can vary based on weather, temperature, shade, humidity, and the condition of the driveway.
When Is the Best Time to Sealcoat a Driveway in Colorado Springs?
The best time for driveway sealcoating in Colorado Springs is during warm, dry weather. For most homeowners, that means late spring through early fall.
Unfortunately, sealcoating cannot be done when rain is likely, when the pavement is too cold, or when the surface will not have enough time to dry properly. If weather becomes a concern, we will communicate with you and reschedule as needed.
Driveway Repair vs. Driveway Sealcoating
Although sealcoating and repair are related, they are not the same service.
Driveway sealcoating protects asphalt that is still in good condition. It helps restore color, slow oxidation, and protect the surface from water, sun, salt, and normal wear.
By contrast, driveway repair addresses damage like cracks, potholes, broken edges, and failed asphalt areas. If your driveway has more advanced damage, repair work may need to happen before sealcoating.

Driveway Sealcoating FAQs
How often should I sealcoat my driveway in Colorado Springs?
Most asphalt driveways should be sealcoated every 3 to 4 years. However, some driveways may need it sooner if they get heavy sun exposure, frequent vehicle traffic, or damage from water, salt, or freeze-thaw cycles.
Can sealcoating fix cracks in my driveway?
Although sealcoating helps protect the asphalt surface, it does not repair larger cracks or potholes by itself. Cracks and damaged areas should be repaired before sealcoating for the best result.
How long do I need to stay off my driveway after sealcoating?
When scheduling your sealcoating project, choose a date when you can stay off the driveway for 24 to 48 hours. Dry time depends on weather, temperature, shade, humidity, and the condition of the asphalt.
Do you spray residential driveway sealer?
No. For residential driveways, we use controlled, residential-appropriate application methods rather than spray application. This helps us work carefully around garage aprons, sidewalks, landscaping, concrete borders, and other surrounding surfaces.
Do you use coal tar driveway sealer?
No. We do not use coal tar sealer. Instead, we use SealMaster PMM, a commercial-grade polymer-modified asphalt emulsion sealer designed to protect and beautify asphalt pavement. Coal-tar-based sealers have raised environmental concerns because of PAHs, especially in stormwater runoff.
