Mastic Repair

While a full-depth repair is more disruptive and costly than other methods, it's the right solution when damage runs too deep for surface treatments — particularly when the sub-base beneath the asphalt has been compromised. We assess every repair situation carefully before recommending this approach.

Best for: Areas with sub-base failure, deep cracks, sections requiring complete reconstruction. Typical lifespan: 15–20 years.

Asphalt Resurfacing

When deterioration affects 25% or more of your lot, individual repairs may no longer be cost-effective. In those cases, asphalt resurfacing — typically a mill and overlay process — is often the smarter long-term investment. Milling uses a large grinding machine to remove the top layer of existing asphalt to a specified depth, typically 1.5 to 2 inches. Once the old surface is removed, fresh hot mix asphalt is applied and compacted over the existing base. The result is a fresh, uniform surface that extends pavement life by 10 to 15 years.

Best for: Lots with widespread surface damage, properties planning to re-stripe and refresh appearance. Typical lifespan: 10–15 years.
