Asphalt Sealcoating
Protect your asphalt before damage sets in.
Sealcoating is a protective treatment applied directly to your asphalt surface. Think of it as weatherproofing for your parking lot — it shields the asphalt from the elements that cause the most damage over time.
Specifically, sealcoating replenishes the oils and binders in your asphalt that break down under UV exposure, keeping the surface flexible and resistant to cracking. It also creates a barrier against water infiltration, oil spills, and road salt — three of the biggest threats to Colorado asphalt, especially during freeze-thaw cycles.
For every sealcoating job, we use SealMaster® commercial-grade pavement sealer — a professional product that outperforms retail-grade alternatives. We apply the sealer with 50% overlap to ensure complete, even coverage. As a result, a properly sealcoated lot can add years to your asphalt’s lifespan and significantly reduce long-term maintenance costs.
Importantly, we never use coal tar sealers. Multiple states have banned them due to carcinogenic risks. Instead, we use safer, higher-quality alternatives that protect your property, your tenants, and the environment.

Repair Methods We Offer
✓ Crack sealing: When cracks are less than 1″ wide, we use hot rubber sealant to prevent moisture from penetrating further into the asphalt base.
✓ Mastic repair: For larger cracks and surface damage, mastic is a seamless, flexible, water-resistant alternative to cut-and-replace repairs. It costs less and lasts longer in the right conditions, making it a smart option when cut-and-replace isn’t necessary.
✓ Pothole repair: We restore damaged areas to a safe, smooth driving surface by using the most appropriate method for your circumstances, whether that’s cold patch for a fast fix or hot mix asphalt for a more permanent result.
✓ Infrared repair: This method uses heat to soften the existing asphalt, which we then rework, add fresh material to if needed, and compact into a seamless, permanent bond. Because it integrates with the existing surface rather than sitting on top of it, infrared repair eliminates the edges and seams where water typically re-enters.
✓ Cut and replace: In severely damaged areas, we saw-cut and remove the existing asphalt, tack the edges, compact, and pave with hot mix asphalt for a fully restored surface. It’s the most comprehensive repair option and the right solution when damage runs too deep for other repair methods.
