Planning Your Sealcoating Project
1. Evaluate the condition of your parking lot.
Before scheduling your sealcoating project, contact us for a free pavement assessment. We’ll inspect your asphalt for cracks, potholes, or other damage. These issues should be repaired in advance to ensure the sealant adheres properly and delivers optimal protection.
2. Consider the timing.
The ideal time for sealcoating is when the weather is warm and dry, typically during late spring or summer. In addition, sealant must be applied when the parking area is vacant. Schedule your project well in advance to avoid delays and ensure you can select a time that minimizes disruptions to your business operations.
3. Communicate with stakeholders.
Sealcoating must be performed when the parking lot is vacant, and the sealant typically requires 24-48 hours of drying time. Provide advance notice to tenants, employees, and customers about your scheduled sealcoating. Give clear instructions about alternative parking arrangements and timelines to make the process go smoothly.
In the days leading up to your sealcoating project, you may need to use traffic cones and/or caution tape to block off the parking area(s) to be addressed. This will ensure that the lot is vacant when our team arrives so that we are able to perform the work.
